Virtual or Face to Face appointments

As well as coming to your home and meeting you in person to provide services such as our market appraisals (valuations) or accompanied viewings with prospective buyers, we are also able to offer these appointments virtually, using a variety of apps such as Facebook Messenger, WhatsApp, Microsoft Teams, Skype, Google Meet, or Zoom which can be used for our Market Appraisals, general catch-up calls, or anything else.

Full Walk-Through Video Tours

All our properties will be marketed with a full, walk-through video tour created by us, to enable all prospective buyers to view the property in the comfort of their own home before needing to travel. This helps reduces everyone’s carbon footprint by saving time and energy from unnecessary travel.  The videos start from the main entrance and fully encapture the property from start to finish, including the gardens, land and outbuildings, so that prospective buyers can see how the property flows, and whether it will work for their needs.  We have received a lot of very positive feedback from prospective buyers about the quality and standard of our videos and how much help they offer when buyers are starting to plan their viewings and home moves.

Accompanied Viewings

Some owners like showing people around their homes, while others dislike it and would rather not be there when buyers are looking around. The fee you pay us includes us doing your viewings for you, as standard, so if you would rather leave this to us that is not a problem.

Marketing

All our properties are advertised on the major property portals which are, Rightmove, Zoopla, OnTheMarket.com and Primelocation. They will also feature on our social media channels, our very own Facebook Marketplace shop and any other online or media print publications we may use.

Sales Negotiating

When an offer is placed on a property, we do all the negotiating for you, discussing all aspects of the offer with you and your buyer, and we would never reject an offer without your permission. We also never disclose an offer placed by one buyer, to anyone else other than the homeowner.  

Qualifying Buyers

We will check the status of potential buyers when they show an interest in placing an offer on your property. This means we will check what their buying position is, and ensure that when they say they are cash buyers, that means exactly that. If they are in a chain we will find out the chain details before passing the offer on to you so that you are in a position to make a fully informed decision.

Sales Progressing

Our work does not stop once we find you a buyer our work really begins when a sale is agreed upon! We work closely with the solicitors to ensure the sale progresses all the way through to completion.  On average our sales take around 12 weeks to exchange contracts, the national average is now 20 weeks!

Property File

As our property owner, you will receive your own login details to our system giving you 24/7 access to your property file. This will give you access to see when viewings are booked, read your viewing feedback, see what offers have been placed and track the progress of your sale with milestone progressions.
